How to Buy Property in Japan

- THE PROCESS OF BUYING A PROPERTY IN JAPAN -
Buying property in Japan from overseas may seem complicated, but with the right support, the process can be surprisingly straightforward.
STEP 1 — Find Your Property
Tell me what you’re looking for and I’ll search for suitable properties and arrange viewings. Online viewings are also available for overseas buyers.
STEP 2 — Submit an Offer
Once you find the right property, we create and submit a Letter of Intent (LOI)
STEP 3 — Prepare the Documents
Overseas buyers may need documents such as a passport copy, affidavit, and Power of Attorney. I’ll guide you through exactly what’s required.
STEP 4 — Sign the Contract
Once your offer is accepted, the contract is usually signed within 1–2 weeks. A down payment of approximately 5–10% is typically required.
STEP 5 — Prepare for Closing
We’ll coordinate the remaining payment, registration documents, judicial scrivener, fire insurance, and other closing requirements.
STEP 6 — Closing & Key Handover
Closing is typically around one month after signing. Once the final payment is completed, ownership is transferred and the keys are handed over.
