What Are the Costs of Buying a Property in Japan?

Buying a property in Japan? Here’s the additional purchase costs.
As a general guideline, buyers should budget around 5–7% of the property purchase price for additional costs such as:
• Property tax for the year — prorated based on the closing date
• Building management and repair reserve fees — prorated based on the closing date (for condominiums)
• Fire insurance
• Stamp duty (no need if digitally signing)
• Ownership registration costs, including judicial scrivener fees
• Brokerage fee — generally 3% of the property price + ¥60,000 + consumption tax
For example, if you purchase a property for ¥100 million, you may want to budget approximately ¥5–7 million for additional costs.
The exact amount varies depending on the property and transaction, so it’s important to understand the full cost before making a purchase.
I support international clients with buying and selling properties in Tokyo, including overseas and non-resident transactions.
